Request for Qualifications (RFQ) – Maquoketa Community School District – Elementary School Addition and Renovation – Construction Manager at Risk (CMaR) on a Guaranteed Maximum Price Contract

From: Maquoketa Community School District, 612 South Vermont Street, Maquoketa, IA 52062.

Project: The project entails the construction of a 46,000-square-foot addition to accommodate new preschool, kindergarten, first-grade, and special education classrooms. The addition will also feature administrative offices, restrooms, a gymnasium, and various support spaces to enhance functionality and accessibility.

In tandem, the project includes a renovation of the existing 31,000-square-foot building. This scope includes second, third, and fourth-grade classrooms, a commercial kitchen and equipment, a multi-purpose room, a media center, and upgraded staff support areas. Also, included is associated site work to improve student drop-off zones, new sidewalks, and landscaping.

Tentative Construction Schedule: It is anticipated for the project to be released for bidding late summer of 2025 for a fall construction start and a substantial completion in December 2026. However, once a Construction Manager (CM) is under contract with the district, the Owner, Design Team and Construction Manager will coordinate final construction schedule.

Opinion of Probable Construction Costs: $14,500,000.00.

Maquoketa Community School District (Owner) is soliciting statements of qualification (SOQ) for Construction Manager at Risk (CMaR) services to provide construction services for the Elementary School Addition and Renovation, including supervision/construction services to implement the approved project scope. This request invites qualified firms to submit an SOQ for accomplishment of the items of work described below under the Project Description and Scope of Work.

After evaluation of the SOQ, the Owner will release a Request for Proposals (RFP) to qualified firms. After the Owner selects the successful proposer, the Owner will negotiate a contract with the successful proposer.
